Many new homebuyers believe if they buy directly from the builder they will save money. Generally, this is not the case. Most new homebuilders are members of the Builder Realtor Council. The BRC's builder members agree to pay a Realtor a selling commission if he/she is involved in a purchase transaction with a homebuilder on behalf of a buyer. If a Realtor is not involved in the purchase transaction, the builder retains the selling commission money. Typically, that money will not be offered to the buyer in the form of a credit or a reduction in purchase price. Therefore, there are no financial savings for the buyer who does not use a Realtor as a Buyer's Agent. More important is that the buyer is negotiating with the builder without Buyer Agent representation. In Colorado, the Colorado Real Estate Commission prepares and approves purchase contracts that are intended to protect the rights of both the buyer and seller. New homebuilders do not fall under the rules and regulations of the Colorado Real Estate Commission and therefore, they do not have to comply with standard regulations, including the preparation and use of "commission-approved forms". The builder purchase contract forms are traditionally worded to favor the builder...they are not drafted with the intent to protect the best interests of the buyer. With the understanding that there are no financial savings for a buyer who negotiates with a builder directly, it is important to know as a buyer that Legacy Real Estate Brokers, Inc. are more than accustomed to working with builders and the idiosyncrasies of their purchase contracts. We will often recommend the inclusion of language that provides for various professional property inspections and "walk throughs" of the property, as a contingency to closing. By you soliciting our assistance, we can also address other concerns that protect your best interests (i.e., receipt, review and approval of title work and homeowner association bylaws and covenants) so that we can modify your purchase contract in a timely fashion, in the event that the conditions in any of the documents do not meet with your approval.

Custom Pre-built Homes
All of the custom pre-built homes are constructed in a factory controlled environment, (including most all interior finishes and fixtures), then delivered in sections, (by truck), to the building site. Once the home sections arrive on site they are assembled and secured to a prepared foundation. Depending on custom finishes and add-ons, most customers are able to move in to their custom pre-built home within 4-9 weeks of delivery. Custom Pre-built Homes Conform to Uniform Building Codes (same as homes built in Master Planned Communities). Custom pre-built homes are affordably priced. Pre-built homes range between 65 and 95+ dollars a sq/ft finished. This does not include the cost of foundation, the land and site work, as those will be site specific.
